Homescape March 2008 Mega mansion: Luxurious amenities heighten 'swoon factor'

With an asking price of just over $6.4 million, owner John Browning's towering mega-mansion on Hawaii Loa Ridge can easily be mistaken for an exclusive resort.

It's got four water features, a six-car garage, a cabana with spa, 40 tiki torches, a wine cellar, and looks more like a posh European spa than a single-family home. But what projects this home to mega-mansion status is the 20-seat movie theater complete with surround sound and high definition projectors.

"The best part of the house for me is the movie theater," says John Browning, owner. "It's awesome. You can really get the whole Consolidated Theater experience right here."

Measuring a total of 5,149 square feet and priced at $6,499,000, the residence perched on two side-by-side lots in the exclusive gated community of Hawaii Loa Ridge is currently one of Oahu's top 45 most expensive listings.

Browning, who gutted the home from floor to ceiling and wall to wall in 2000, purchased the adjoining lot to fully accommodate his complete vision for the house with everything.

"I knew exactly what I wanted," he remembers. "I had this picture in my head."

Besides the movie theater outfitted with down-filled chenille sofas, he and Honolulu architect Fritz Johnson binged on entertainment and resort amenities. The game room is wired for easy conversion into a posh nightclub. The secluded cabana comes complete with a Jacuzzi and is surrounded by flat screen TVs. There's an elevator to service all four floors as well as a custom made spiral staircase, a 600-bottle custom wine cellar, an entertainment deck featuring a fire pit great for sitting around and drinking wine, waterfalls, a swimming pool, steamroom, and a nearly 2,000-square-foot guest house.

"It's the ultimate entertaining house," Browning says.

Striking the perfect balance of form and function, the home's interior is airy, elegant and is finished with exquisite detail within a framework of neutral colors. Throughout the main house, which includes 3 bedrooms, 4.5 baths and an office on the third floor that could be converted easily into a fourth bedroom, are marble floors imported from Italy. The designer's use of colors enhances the spectacular views making nature the focal point.

The best views are from the fourth floor master bedroom. Browning designed the suite with sweeping Diamond Head to Koko Head views so that he could wake up and see the ocean.

"This is not your general run of the mill cookie-cutter spec home," says Patricia Case, president and principal broker of Case Properties International. "They have spared no expense. The home was built using the finest craftsmen and materials."

"The guest house affords the owner lots of different options," says Case. "It can be used for guests certainly, for in-laws, a nanny ..."

"I can't think of any other listing right now that has as many full-scale resort-like amenities," she says. "It's a fully-contained retreat. I think you can probably even see the whales from here this time of year."
